In recent years London has seen a rise in the number of office-to-residential conversions within areas of Central London and the West End

According to H2SO in 2012, there was a 168% rise in the square footage of such conversions in London's West End.

Just over 1.1 million sq ft of office space was converted across 38 projects. This figure increases to more than 1.2 million sq ft when schemes that were granted consent in 2011 but not implemented until 2012 are included in figures. Research shows that this trend has continued to increase after the Government relaxed regulations making it easier for developers to turn offices into homes.

The rate of conversion is continuing to grow in Westminster with applications for conversions up 16% in 2012, even though Westminster is exempt from the Government's relaxation of planning regulations to allow office-to-residential conversions.

As the rate of conversion of office space to residential apartments rises in Central London, Metro Building Maintenance have become involved in a number of building projects which have helped clients add value to their property assets.

Over the past few months we have converted the floor of one office into a residential apartment and built another apartment on the top of a multi tenanted office block as the demand for such properties increases.

The first conversion, a 1,600 sq ft office to residential apartment was converted for sale. It was sold before the project was finished and exceeded the client's expectations for profit. After delivering the project on time and on budget, Metro Building Maintenance were then contracted by the buyers to carry out additional works above the original specifications.

The second project, a 1,800 sq ft new build penthouse on the top level of a commercial building, was constructed for lease by the client.

We are now at the planning stage of another new build, which is a 3,000 sq ft penthouse apartment on top of a mixed use development. This project has been sold before building works have even commenced.
